We work flexibly with our clients in order to establish a clear view as
to the market feasibility of proposed new property ventures and to
establish the prospective positioning of projects in relation to the
competitive marketplace. In addition we identify precise target markets
segments and assist in product branding, the overall marketing campaign,
its budget, allocation and organisation. We are conscious of the need to
maintain an up-to-date and creative vision for the future, in order to
continue providing an “added value service” to our clients and, although
our expertise is in real estate, we also work on industrial,
agricultural and other income-producing projects.
Sourcing a principal
We believe that there is a requirement for large projects to be
partnered by a principal with a track record of investing or developing
integrated real estate developments and who will match, at least, the
risk profile of the master developers. We have worked with such
strategic investors and, depending on the nature of the projects, can
source such a principal from our list of international investors while
using the available due diligence as collateral material.
Sourcing equity and strategic partners
Once our financial appraisal is completed, we are in a position to
assist you engage equity investors and/or strategic partners for
individual components of the project. We are aware of potential
investors who are generally interested in real estate projects, as well
as financial institutions that provide project finance. We would be
pleased to assist you present the project to potential funding agencies
or partners should you feel this to be necessary.
Management contracts
We are able to assist you in finding reputable management companies to
operate or lease the hotels and other project components. We identify
companies that create synergies and share the same vision as your
project. We have extensive knowledge of industry norms with regards to
management contracts and would be pleased to advise you on management
contract terms and provisions and negotiate the contract on your behalf. |
